Get to know you and your requirements - what you like, dislike and what are non negotiables.
Provide detailed drawings and sketches showing the design and how it works with initial brief.
Prepare design briefs and direct consultants and required trades to undertake work as required.
Liaise with consultants and trades in the preparation of a preliminary cost estimate.

Develop the approved sketches, plans, and design ideas into a working solution.
Arrange and attend client meetings as reasonably required.
Co-ordinate the design work undertaken by the consultants and trades into the overall design.

Assist the client in the co-ordination of council, consultants and, trades as required for a planning application.
Prepare the necessary documents and drawings for a planning application in relation to the submission;

Review, assess and advise client of council’s notice of determination.
Collate the work of all consultants and trades with the architectural drawings.
Prepare and submit drawings and documents drawn to an appropriate scale, including plans, elevations, and sections, together with other details, building specifications and schedules as required by a building certifier for the statutory approval to construct the project and obtain a construction certificate.
Prepare drawings and documentation and schedules suitable for tendering purposes;

Finishes, fittings and fixtures schedule.

We work with the builder to ensure all contractors are on the same page.
Prepare a list of recommended prospective tenderers for approval by client.
Issue tender documentation and respond to enquiries from tenderers.
Negotiate with the preferred tenderer to obtain an offer acceptable to client.
Prepare the contract documentation, including incorporating changes made during negotiations with the preferred contractor
Undertake regular site meetings, check work in progress regarding design quality control, materials selections and performance as described in the contract documents.
Prepare defects lists prior to practical completion.
Issue instructions to the builder / contractor for work required to achieve practical completion including rectification of any defects.
